Owner, Renter or Vendor?
Our marketing experts review current market data and conditions to suggest a competitive rental rate for your property. We then use marketing tools such as the MLS, Zillow, Realtor.com, and others to get your property rented as quickly as possible.
With your rental business, it is important to remember that your property isn’t your only asset. Your tenant can also be an asset. Last year we screened approximately 400 applications - reviewing the applicant’s credit, rental and employment information. Leverage our experience to increase the odds of a favorable outcome for your rental business.
We will prepare the lease agreement including addenda. The lease agreement and the county required “Tenant Bill of Rights” are then transmitted to all parties who will sign via “DocuSign”. Each party will then receive a fully executed copy of the lease agreement.
We offer a variety of options for tenants to pay their rent and other charges - from in person to electronic funds transfers – we want to make it as easy as possible for your tenants to make their payments. After your tenant’s payment has cleared into our bank account, your owner net draw is sent to your bank account each month via eft. This eliminates the chance for it to get lost in the mail and saves you from waiting in line at your bank.
Timely resolution of maintenance issues is critical to tenant retention and therefore vacancy loss reduction. We will address your properties maintenance issues during and after business hours, including weekends and holidays using only licensed and insured vendors. Only in the rarest of circumstances would a Home Locators representative interrupt your personal time.
Whenever possible, we work to find a solution with a late paying tenant to avoid a costly eviction. However, if we need to take things a step further, we will serve the required legal notices and coordinate the process with an eviction attorney on your behalf.
Towards the end of the lease agreement, and after taking into consideration the tenants payment history, we may approach your tenant with a renewal offer. This offer will be made after discussing the current market data and conditions with you. We will then prepare the lease agreement including addenda. Your tenant’s security deposit will be held per Florida Statute. Upon tenant move out, your property will be reviewed. If necessary, we will charge your tenants security deposit for damages caused by them (as determined by us), within the timeframe as provided by Florida statute.
Monthly and annual owner statements provide a record of your property’s financial performance by unit as well as by portfolio. Included are income, expense and owner draw categories. We offer 24/7 access to this information via an online secure owner portal. Additionally, we issue vendor 1099’s at year end.
We periodically perform exterior property reviews. A more comprehensive interior and exterior property review is performed by an independent 3rd party company annually.
